A post construction cleaning checklist for the final clean covers construction dust on every surface, interior glass and window tracks, cabinets and drawers inside and out, fixtures, floors and leftover packaging. It starts after the last trade leaves and the punch list is closed, and it ends with a walkthrough where the contractor or owner signs off room by room.
What belongs in a final post construction clean?
A final clean takes out everything the build left behind that a new occupant would see or touch. That means fine dust on walls, ledges, door frames, vents and light fixtures, stickers and labels on glass and fixtures, residue inside cabinets and drawers, and dust in window tracks. Floors get cleaned for their finish, and packaging leaves the site.
The checklist below is written for a commercial suite or a remodel, but it works for a new home with small changes. Print it, walk each room with it and use the last column at the final inspection.
| Area | Final clean task | Checked at signoff |
|---|---|---|
| Ceilings and high areas | Dust vents, return grilles, light fixtures and ceiling fan blades you can reach safely | |
| Walls and trim | Dust walls, ledges, window sills, door frames and the tops of doors; wipe off smudges on painted surfaces where the paint has cured | |
| Glass | Clean interior windows, glass doors, sidelights and mirrors; remove labels and stickers; clean tracks and sills | |
| Cabinets and millwork | Wipe cabinets, shelves and drawers inside, outside and on top; wipe hardware | |
| Kitchen and break room | Clean counters, backsplash, sink and faucet; wipe appliance exteriors and interiors; remove protective film | |
| Restrooms | Clean toilets, sinks, counters, mirrors, partitions and fixtures; remove labels; wipe tile and grout lines | |
| Doors and hardware | Wipe both faces of every door, the knobs, push plates and hinges | |
| Switches and outlets | Wipe switch plates and outlet covers | |
| Floors | Vacuum and mop hard floors, vacuum carpet, clean along baseboards and in corners | |
| Debris | Remove leftover packaging, cardboard, small scraps and tape |
How does a rough clean differ from a final clean?
A rough clean happens while the build is still going. Crews haul out large debris and sweep so trades can keep working. A final clean happens after all the work is done, right before move in or the owner walkthrough. It is the detailed pass that takes fine dust, residue and labels off every finished surface.
Cleaning guides from ServiceMaster and Green Planet describe three phases: rough, light and final. Southern Charm Cleaning does the final clean. If your schedule calls for a rough clean between trades, plan it with whoever handles site cleanup during the build.
| Phase | When it happens | What it removes |
|---|---|---|
| Rough clean | During construction, after framing, drywall and the major trades | Large debris, construction trash, sawdust on floors |
| Light clean | After major construction ends, before final finishes and punch list work | Fine dust from walls, fixtures and windows, first floor cleaning |
| Final clean | After all work is complete, before move in | Fine dust, residue, labels, packaging and smudges on every finished surface, glass and floors |
Some contractors add a short touch up clean the day before the walkthrough if trades came back after the final clean. Plan for it in the schedule rather than hoping it is not needed.
What must contractors finish before the final clean?
Every trade that makes dust should be done. That includes drywall sanding, paint, flooring installs, trim, cabinet hardware and ceiling work. The punch list should be closed or close to it, power and water should be on, and the HVAC filters should be changed after the dusty work so the system does not blow more dust out.
Before you book, check these against your schedule:
- Drywall sanding, paint and touch up are complete
- Flooring is installed, and any floor finish has cured
- Light fixtures, cover plates and cabinet hardware are on
- Power, water and lighting are on in every room
- HVAC filters are changed after the dusty work
- Large debris and dumpster loads are already gone
- The site has a clear path in and parking or dock access for the crew
Are cabinets, window tracks, glass and leftover packaging included?
Yes, on a final clean those are standard. Cabinets and drawers get wiped inside, outside and on top. Interior windows, glass doors, sills and tracks get cleaned, and stickers and labels come off. Leftover packaging, cardboard and small scraps leave with the crew. Bulk demolition debris and dumpster loads are a separate job.
Glass and tracks are where dust collects and where a buyer or tenant looks first. If the space has storefront glass or a lot of interior glass walls, say so when you ask for a quote so the time is planned.
What needs a separate quote?
Anything outside the inside surfaces of the space usually needs its own line on the quote. Typical examples are exterior windows above ground floor reach, pressure washing, carpet extraction, floor stripping and refinishing, paint and adhesive removal that needs special products, and hauling dumpster loads. Ask the cleaner which of these they do and price them separately.
Write the exclusions into the quote so nobody discovers them on walkthrough day. Southern Charm Cleaning quotes each job after a walkthrough or from photos and a square footage, and the written quote lists what gets cleaned. For how scope and size change the number, see post construction cleaning cost per square foot.
Who signs off on the clean, and what if trades return afterward?
The person who accepts the space for the owner signs off. On a commercial finish out that is often the general contractor's superintendent or project manager, then the tenant. Walk each room with the checklist, mark anything missed and agree on a date for the fix. If trades come back later, their dust is a new clean.
Plan for return visits before they happen. Agree in writing on these points:
- Who walks the space at handoff, and on which day
- How missed items get reported, for example one text with photos and the room name
- How soon the cleaner comes back for items missed on the checklist
- That a trade visit after signoff means a touch up clean, priced on its own
Frequently asked questions
What do I need for post construction cleaning?
Start with the finish date, the square footage, photos of each room, the floor types and a list of what is still on site. Southern Charm Cleaning brings the cleaning products, vacuums, mops and cloths. Power, water and lighting need to be on when the crew arrives.
Should the final clean happen before or after the punch list?
After. Punch list work makes dust, even when it is small. Cleaning first means cleaning twice. Book the final clean for the days right before the owner walkthrough, and leave room in the schedule for a short touch up if a trade has to return.
Can a final clean be quoted from photos?
Often, yes. Clear photos of each room with the square footage and the finish types are enough for many suites and remodels. Large spaces, high ceilings or heavy residue usually need a walkthrough so the quote matches the work.
Do you clean new homes as well as commercial suites?
Yes. Southern Charm Cleaning does final cleans for office suites, remodels and new homes across Dallas and Fort Worth, including McKinney, Frisco and Plano. Builders with several homes closing can schedule them together.
How do I request a final clean quote?
Text the address, the square footage, the finish date and a few photos to (469) 383 8216, or use the quote form. Southern Charm Cleaning does final post construction cleans across Dallas and Fort Worth, priced per job after a walkthrough or from photos. See all services.
